Facade
May 16, 2024
Poorly installed insulation results in energy loss, poor thermal and sound insulation, and increased heating and cooling costs. Since it is very easy to make a number of omissions during facade installation in the adaptation and construction of a house, it is useful to know what to pay attention to and where mistakes most often occur. Avoid additional costs and read on!
1. Preparation of the Substrate
When facade materials adhere poorly, it not only compromises the aesthetics of the building but also leads to plaster wasting and water penetration. Therefore, the most important thing when installing a facade is to:
ensure the substrate is clean, dry, and flat
ensure that high-quality materials resistant to weather conditions and external influences are used
Why does poor adhesion occur at all? The reasons can be many: unremoved weakly bearing substrates, lack of priming before gluing the thermal insulation board, skimping on adhesive, or using inappropriate adhesive.
2. Reinforcement Layer
Don't know what proper installation of a reinforcement layer looks like? Your service provider should know. But, here's a brief overview: adhesive is applied to the thermal insulation board with a serrated trowel and the facade mesh is embedded in it. After drying, the adhesive is applied once more over everything.
If the second coat of adhesive is omitted, the reinforcement layer will crack. You'll have the same problem if your service provider installs a mesh with low alkaline resistance during adaptation. Why? Because it disappears due to the action of the polymer-cement in the adhesive, so the facade lacks adequate support.
To correct these mistakes, a lot of additional resources are needed since construction costs have skyrocketed in the past year. Are you considering selling the house and leaving the issue to the new owner?
Until you repair the facade, the market value of the property itself will be significantly reduced. Now that you know all this, consider whether it pays off to save on choosing materials and contractors.
3. Sealing Joints
Proper joint sealing during adaptation or house construction is important to ensure the impermeability of the facade system. If you don't place corner protectors on the corners, drip edges on the horizontal edges, and APU trims at the joints of carpentry and facade, you will have problems with moisture, water intrusion, rotting of interior walls and floors, and cracking of joints.
4. Ventilation
Apart from the previously mentioned, it is important to ensure the appropriate permeability of the facade. This prevents moisture accumulation and condensation, which results in mold development and the rotting of wooden elements.
Besides that, due to improperly performed ventilation and thermal bridges, you will feel a reduced effect of heating and cooling and increased dissatisfaction due to high electricity bills. Yes, it should be the opposite, we know that too.
5. Choosing the final layer
The final layer of the facade, aside from its aesthetic appearance, has the task of protecting the entire facade system from atmospheric influences. Therefore, it must be solid, water-repellent, UV resistant, and vapor-permeable.
The biggest mistakes are made right here - either inadequate or lower quality materials are chosen. For example, pigments and toners that are mixed with the final layer are not all equally resistant to UV radiation, and if they are also of poor quality, the facade will fade over time.
An even bigger problem arises if very dark tones are used. If your service provider suggests this solution, know that in this case, the envelope heats up over 90 degrees in summer. This can cause damage to the thermal insulation board if the facade system is made with styrofoam.
To avoid additional costs and maintain efficiency, as well as the beautiful appearance of the facade, choose only quality service providers and final layers with enough additives, antifungicides, and other necessary elements. If you want someone more specialized to take care of that, then Postay!
